Amendments have been made to the Planned Areas Zoning Regulation.

The phrase "in buildings other than industrial sites" has been added after the phrase "the independent section to which it belongs" in subparagraph (d) of the first paragraph of Article 4 of the Planned Areas Zoning Regulation published in the Official Gazette dated 3/7/2017 and numbered 30113.

In the eighth paragraph of Article 5 of the same Regulation, the phrase "excluding compulsory parking areas" has been added after the phrase "the interface in which the insulation units are placed," and the number "1.4" in the same paragraph has been changed to "2.40".

The following paragraph has been added to Article 23 of the same Regulation.

“(9) In the case of requests for additional or modification permits for existing buildings where the construction of a fire escape becomes mandatory due to changes in legislation or increases in height, floors, area or changes in the purpose of use; if it is not possible to install a fire escape within the building through modifications, a fire escape can be constructed within the side and rear garden distances, with a minimum distance of 1.50 meters from the parcel boundary, and within the front garden distances, with a minimum distance of 3.00 meters from the parcel boundary, in order to ensure the safety of life and property, in compliance with the conditions in the Regulation on Fire Protection of Buildings.”

The fourth paragraph of Article 57 of the same Regulation has been amended as follows:.

“(4) Building application project; refers to the project prepared to ensure the application of the building to the land according to the site plan, based on the application sketch of the parcel and the site plan, including the building setback distances shown in the current zoning plan or, if not specified in the plan, determined in this Regulation, the corner coordinates and reference points according to the building projects, and to be entered into the national coordinate system, and additionally including the ground elevations of the building and the parcel measured orthometrically, and prepared and signed by surveying engineers and approved by the relevant administration. This project can be prepared in electronic format and created by signing with a secure electronic signature within the scope of the relevant legislation.”

The following paragraph has been added to Article 59 of the same Regulation.

“(4) Limited to parcels consisting only of single independent residential buildings; provided that consent is obtained in accordance with Law No. 634, similar applications are made in each independent dwelling, life safety measures are taken as a priority in these applications to ensure visual and structural integrity, conformity to the rules of science and art, no damage is done to the load-bearing system, fire precautions are taken, and parcel boundaries are not violated in any way;

  1. a) In accordance with the Parking Regulations, a simple garage door can be constructed on metal profiles that are open on at least two sides, have an interior height not exceeding 3.00 meters, can be built within garden areas, and are fire-resistant and removable, limited to the number of parking spaces required for each independent unit.,
  2. b) An area of 7 m² in front of the building's entrance door2’'Construction of a windbreak hall made of removable and reassemblable material, opening to the outside, with an interior height not exceeding 3.00 meters,',
